How do commercial HVAC systems work?
In basic terms, commonly used systems include RTUs (rooftop units), split systems, mini-split systems and solar HVAC. Rooftop units are self-contained packaged systems that are encased in weatherproof casing and installed on a commercial building’s roof. Split systems are much like residential central HVAC units but are contained to the building’s ductwork. Mini-split systems are slightly newer to the U.S. and are ductless heat pump systems that take up less space and are 30% more effective than ducted HVAC systems. Solar HVAC utilizes solar panels to use the sun’s energy and convert it into power for heating and cooling.

This depends on many factors and there isn’t a concrete answer, but usually, commercial systems can last about 20 years with proper routine maintenance.

According to the Air Conditioning Contractors of America (ACCA), the correct sizing and design of commercial HVAC models like air conditioning systems relies on considering four distinct elements:
- Application: Is the space an office, restaurant, grocery store or retail outlet?
- Building Type: Is the space a single-story building, multistory building, a warehouse or another building type?
- Square Footage: What is the size of the space to be heated or cooled?
- HVAC Equipment Type: Does the building use gas or electric heat? Will it be a water-cooled or an air-cooled system?
